INFORMATION FOR TENDERER

Eligibility of Tenderer : |

i) General Experience:
The minimum years of general experience of the Tenderer in Hotel/Resort Management as Lessee/ Management Operator shall be 05 (Five) years.
ii) Specific Experience:
Preferably 01(one) contract successfully completed for at least 5 (Five) years as Specific Experience in hotel/Resort management, operation and Maintenance during the last 20 years.
iii) The minimum amount of liquid assets i.e working capital or credit line(s) of the Tenderer shall be Tk BDT 100 Crore/10 million USD.
iv) Average Annual Turnover is the minimum average annual turnover of at least 5 million USD / BDT 50 Crore of the best 03 (three) years in the last 5 (five) years from the business.
v) Tenderers shall submit their bid as per the detailed instructions provided in Tender Document.

Brief Description of Service Area Facilities / Resort:
Bangladesh Bridge Authority (“Lessor” or the “Client”) intends to engage an Operator (“Lessee”) following a Lease agreement Model on yearly rental basis for the Operation and Maintenance (O&M) of Service Area -02, developed in connection with construction of Padma Bridge, Janjira, Shariatpur. It includes but not limited to:, VIP Duplex Cottages (30 Nos), Motel Mess (40 Units), Banquets Hall, office space and conference facilities, Swimming Pool, Jacuzzi, Kids Pool, Steam Bath (Female & Male), Sauna Room (Female & Male), Basketball Court, Tennis Court, indoor games, Generator & Substation Building, Mosque, Health Center, Water Treatment plant (01 Nos), walkway, internal roads, landscaping & Grassing, drainage facilities and other related facilities constructed over an area of 53.75 acres land.
Service Area-2 facilities is situated on the Janjira side in Shariatpur district, lies adjacent to the Padma River and is strategically positioned near the southern approach of the Padma Multipurpose Bridge. The area is bordered by the riverbank of the Padma to the west, with low-lying floodplain areas to the north and south. On the eastern side, it connects directly to the service road leading to the bridge and the regional highway network, ensuring easy accessibility for travelers.
All the Structures are constructed with interior works, well furnished with Furniture, Furnishing items, Air conditioning, Refrigerator, Micro Oven, TV, kitchen utensils, dish, internet and all others necessary items.
Brief Description of the Lease:
The Client shall hand over the BBA Service Area facilities on an as-is where-is basis to the selected Lessee. Lessee shall then operate and maintain the property/Resort in accordance with the terms and conditions set forth in the Lease Agreement between the parties and shall pay the Client the Minimum Guaranteed Annual Payment in four equal installments annually throughout the Lease period.
The selected Lessee will advertise and market the Service Area (SA-02) facilities/Resort to promote business with the authority to generate revenue or profits through its use, they will offer and provide all related services consistent with social status including but not limited to the front office management, room services, Housekeeping, Repair and Maintenance services, Food and Beverage services, transport and logistics, travel desks, banquets, conferences, spa and wellness, etc. The Lessee will be entitled to fix the prices/tariff of these services and charge accordingly. They must maintain lists of the guests & business records.
The Lessee shall provide all O&M services to keep the facilities up to standard and comply with the conditions set forth in the Lease Agreement.
Lessee is encouraged to propose and implement innovative products and solutions to increase the footfall and occupancy at the Service Area facilities. Any expansion or addition or modification of facilities is subject to the written approval of the Client.
